Local Law 97 — Carbon Emission Caps
Buildings over 25,000 sq ft face emission limits with penalties of $268 per metric ton over the cap. Annual reports due May 1. We manage benchmarking, reporting, and retrofit planning to keep you compliant and penalty-free.
FISP / Local Law 11 — Cycle 10 Facade Inspections
Cycle 10 runs 2025-2032. Buildings 6+ stories must have facades inspected by a QEWI. Filing deadlines are staggered by block number. We coordinate inspections, manage SWARMP conditions, and oversee remediation — budgets range from $25,000 to $500,000+.
Local Law 152 — Gas Piping Inspections
Required every 4 years. 2026 covers Manhattan Community Districts 1-4, Brooklyn CDs 1 and 3, and Queens CD 1. We schedule inspections, manage remediation of violations, and file through DOB NOW.
FARE Act Compliance
The FARE Act shifted broker fees to whoever hires the broker. We help building owners adjust leasing strategies, marketing budgets, and tenant screening processes to comply with the new law.
HPD, DOB, and Additional Requirements
HPD housing code compliance, DOB violation resolution, parapet inspections, PIPS parking structure inspections, elevator compliance (Category 1 annual & Category 5 five-year inspections), lead paint regulations, window guard requirements, annual boiler inspection certificates, DHCR annual rent registration filings for rent-stabilized buildings, and mandatory annual bed bug disclosure filings. We cover it all.
