Challenge:
Issue Faced: The façade started to come away from the building and a full vacate order was quickly issued by The Department of Buildings.
Solution:
Actions Taken: We immediately mobilized alongside The Red Cross to get temporary housing for all residents. We helped fill out paperwork and made phone calls to help ease the stress of this transition. The building was locked and we had posted police officers outside to prevent burglaries. Since we were unsure of the length of the vacate order issued by the city, we had scheduled visits with residents and DOB so they could gather their belongings. Tenants were able to get out of their leases with ease as we did not want to be the source of an added burden. We took the time during the vacate order to make necessary repairs and conduct comprehensive vermin control that the previous management company neglected to do. While tenants moved their belongings out of the building, Camelot hired the necessary experts to get residents back in their apartments as quickly as possible. Being able to access our wide breadth of architects, engineers, scaffolding professionals, and building contractors was a huge advantage at this time. We found the right fit with our team of specialists and had the full vacate order lifted in 3 months. A vacate order remained in place for three apartments; however, the tenants that called this building home for many years were able to move back in. Some tenants moved on as they were mostly college students looking for yearly rentals.
Results:
The Department of Buildings deemed 111 Mott Street a safe environment for residents and tenants;/ reported improved comfort and satisfaction.
